Residensi Hektar is high density residential project under the Rumah Wilayah Persekutuan affordable housing scheme. Despite its mass social housing roots, the scheme provides a high level of amenity for its residents – a street market and shops on the groundfloor, zoned parking with dedicated lobbies and 5 acre park topping the podium.
Managing Density
Density is managed by breaking each tower into 2 zones, each floor plate comprising of 2 wings / cluster of 8 units. The organizational hierarchy of the community is as such – 8 households per cluster, 2 clusters per street / wing, 2 streets per floor, 80 streets in 1 village / tower, 5 villages in all
5 acre Community Park
Sitting atop the podium and below the tower block is a 5 acre community park. Conceived as an urban scape with streets, streams, hills, townhalls, squares, forests and parks. At the heart of this park is the community mosque, its naturally ventilated archways inviting and sheltering, overlooking the Titiwangsa Ranges.
